By virtue of an Order of Sale No. CV2025 03 1396 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being a part of Lot 19 in what was formerly known as Northampton Township, now in the City of Cuyahoga Falls and more fully description as follows, to wit:
Commencing at the intersection of the Northerly line of Phelps Avenue extended Westerly with the Westerly line of 17 Street extended Northerly; thence North 0 deg. 30' 10" East along the Westerly line of said 17th Street extended Northerly 105 feet to the place of beginning; thence North 89 deg. 29' 50" West, a distance of 110 feet to a point; thence North 0 deg. 30' 10" East, a distance of 50 feet to a point; thence South 89 deg. 29' 50" East, a distance of 110 feet to a point in the Westerly line of proposed 17th Street; thence South 0 deg. 38' 10" West along the Westerly line of said proposed 17th Street, a distance of 50 feet to the place of beginning and to be known as Sub Lot 573 proposed North Haven Subdivision #4, Plat Book 44, Page 166 of Summit County Records of Plats.

Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 31st day of July, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
