By virtue of an Order of Sale No. CV2024 12 5258 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Being a part of Tract No. 7 in said township and more fully described as follows:
Beginning at a point at the intersection of the center line of the Kenmore Mogadore Road (also known as Albrecht Ave.) and the centerline of a 50.00 feet street known as Columbine Ave., said point also being the Northwesterly corner of the Springfield Heights Allotment No. 4 as recorded in Plat Book 37, Pages 69 and 70, Summit County Records; thence along the center line of said Columbine Ave., N. 7 deg. 12' E., 775.66 feet to a point and the true place of beginning of the herein described parcel; thence S. 82 deg. 48' E., 275.00 feet to an oak stake; thence N. 7 deg. 12' E., 80.00 feet to an oak stake; thence N. 82 deg. 48' W., 275.00 feet to a point in the center line of the aforesaid Columbine Ave.; thence along said center line S. 7 deg. 12' W., 80.00 feet to the place of beginning. Reserving from the above described parcel, a 25.00 feet strip off the Westerly side to be used for street purposes. Being Sublot 48 Tapper Subdivision, unrecorded.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
