By virtue of an Order of Sale No. CV2026 01 0410 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

OF JULY, A.D., 2026

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in Copley Township, Summit County and State of Ohio, and known as being fully described as follows:

Beginning at a point in the centerline of Wright Road North 87 degrees 14' 15" West, 1120.00 feet from an iron pin set at the intersection of said road centerline and the East line of said Lot 44; thence South 03 degrees 11' West, 794.06 feet parallel with the East line of said Lot 44 to an iron pipe; thence North 87 degrees 15' West, 100.00 feet along the South line of Grantor's land to an iron pipe; thence North 03 degrees 11' East, 794.08 feet to the centerline of said Wright Road; thence South 87 degrees 14' 15" East, 100.00 feet along the centerline of said Wright Road to the place of beginning, containing 1.822 acres of land, be the same more or less, but subject to all legal highways, as surveyed by Don P. Dowling, Surveyor, 7/15/1946.

Prior Deed Reference: Deed from Thomas W. Joseph to Heather Beaird Joseph, recorded on 01/10/2022 as Document No. 56779536 of Summit County Records.

 

Property located at: 2548 Wright Road, Akron, OH 44320.

Property appraised at: Three Hundred Fifty-one Thousand Dollars ($351,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 31st day of July, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
