By virtue of an Order of Sale No. CV2025 09 4310 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot 13 of said township and described as follows:
Beginning at a point on the North line of said lot and in the center line of Reimer Road, said beginning point being S. 87 degrees 13' E., 294.00 feet as measured along said lot line; from the Northwest corner of said Lot No. 13; thence S. 3 degrees 07' W. 456.00 feet to a point; thence S. 86 degrees 45' E., 100.00 feet to a point; thence N. 3 degrees 07' E., 456.815 feet to a point in the North line of said Lot No. 13 and in the center line of Reimer Road; thence along said lot line and road center N. 87 degrees 13' W., 100.00 feet to the place of beginning, containing 1.0478 acres.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
