By virtue of an Order of Sale No. CV2025 10 4879 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And being a part of Tract 7 in said township, and being more fully described as follows:

Commencing at a point intersecting the centerline of Alta Vista Ave. (a 50' R/W) and the South line of Springfield Heights No. 4 extended; thence S. 85 deg. 21 E. along the South line of Springfield Heights No. 4 (and also the South right-of-way of Denaple Avenue), a distance of 125' to an iron pin set and the true place of beginning; thence continuing along the South line of Springfield Heights No. 4 and the South line of Denaple Ave. S. 85 deg. 21' E., a distance of 120.00' to an iron pin found; thence S. 4 deg. 37' 30" W., a distance of 180.00 feet to an iron pin set; thence N. 85 deg. 21' W., a distance of 120.00' to an iron pin set; thence N. 4 deg. 37' 30" E., a distance of 180.00' to the true place of beginning and containing within said bounds 0.4959 acres, being more or less, but subject to all legal highways, as surveyed in October, 1998 by Dallas G. Jones, Registered Surveyor No. 7948.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
