By virtue of an Order of Sale No. CV2025 05 2003 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit, State of Ohio: and known as being part of Lot No. 2, Tract 5, formerly Tallmadge Township and further described as follows: Beginning at the intersection of the west line of Piedmont Avenue with the north line of Annapolis Avenue, as recorded in the Street Dedication Plat, Plat Book 42, page 78 of the Summit County Records; thence South 87 deg. 22' East, along the North line of Annapolis Avenue, 140 feet to the true place of beginning; thence North 2 deg. 38' East, 108.25 feet; thence South 87 deg. 22' East, 44 feet; thence South 2 deg. 38' West, 108.25 feet to the north line of Annapolis Avenue; thence North 87 deg. 22' West, along said street line, 44 feet to the true place of beginning and containing 4763 square feet, as surveyed by Dana D. Fawley, Professional Surveyor No. 4829, June 22, 1973.

 

Property located at: 1065 Annapolis Avenue, Akron, OH 44310.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 6th day of March, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
