Pcionek, P.S. 8295 of TGC Engineering, LLC in March of 2009, be the same more or less, but subject to all legal highways.

Basis of Bearings:

Centerline bearing (South 57 deg. 50' 05" East) of Boston Mills Road, dedicated in Reception No. 54268198 of Summit County Recorder's Records.

Deed of Reference:

Land conveyed to Hudson-Omni III, Ltd., by deed dated February 20, 2009 and recorded in Reception No. 55603272 of Summit County Recorder's Records.

NOTE:

All 5/8" x 30" iron pins set are affixed with a plastic cap bearing the inscription "T.G.C. Eng./P.S. 8295"

 

Property located at: 561 Boston Mills Road, Hudson, OH 44236.

Property appraised at: Three Million Nine Hundred Thousand Dollars ($3,900,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
