By virtue of an Order of Sale No. CV2024 08 3688 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known as being Lot Number Two Hundred Forty-seven in the North Haven Allotment No. 2 as recorded in Plat 34, Page 70 of Summit County Records.

Excepting therefrom a 0.0101 acre tract:

Known as being part of Lot 247 of North Haven Subdivision No. 2 as recorded in Plat Book 34, Page 70 in the City of Cuyahoga Falls, Summit County, Ohio and further described as follows:

Beginning at the Northwest corner of said Lot 247; thence South 89 deg. 24' 00" East, along the North line of said Lot 247 (passing over a 5/8 inch capped rebar set at 7.00 feet), a distance of 9.00 feet to a 5/8 inch capped rebar set; thence South 00 deg. 35' 49" West, a distance of 49.3 feet to South line of said Lot 247; thence North 88 deg. 52' 56" West along the South line of said Lot 247, a distance of 9.00 feet to the Southwest corner of said Lot 247; thence North 00 deg. 35' 49" East along the West line of said Lot 247, a distance of 48.95 feet to the place of beginning and containing 0.0101 acre of land more or less of which no acres is within current road right of ways. The above description is based on a survey by Jay T. Dunlap, P.L.S. No. 6250 of Campbell and Associates Inc., in June 1999. The above described tract is part of a parcel (PM 02-01817). The basis of bearing for the above description is State Plan Grid North-NAD 83, Ohio North Zone.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
