By virtue of an Order of Sale No. CV2024 03 1378 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of Lot 18, Tract 10, formerly Coventry Township, and further described as follows:
Beginning at a stone pipe set in the center of the Akron & Manchester Road, which is the Southwest corner of a 2.044 acre tract deeded by Sarah & Chas Wingerter to William Watters, July 5, 1895, said beginning point is 132.50 feet South of the intersection of the center lines of Wingerter Street and Manchester Road; thence Easterly along said South line of said land 421.50 feet to the place of beginning for the parcel herein described; thence continuing Easterly along said South line 41.50 feet to a point; thence Northerly and parallel with the East line of a lot now or formerly owned by Priscilla E. Watters, 132.50 feet to the center line of Wingerter Street; thence Westerly along said center line of said street, 41.50 feet to a point; thence Southerly and parallel with the East line of said lot now or formerly owned by P.E. Watters to the place of beginning and containing 5498.75 square feet of land. Subject to restrictions, highways and zoning regulations of record.

Property appraised at: Forty-five Thousand Dollars ($45,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 30th day of May, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
