By virtue of an Order of Sale No. CV2024 10 4743 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as situated in the City of Akron, formerly Township of Portage, County of Summit and State of Ohio, and known as being Sub-Lot Number One Hundred Seventy Three (173) in Lucy E. Brodbeck's Riverside Park Allotment of parts of Lots No. 5. in Tract No. 3, and part at Tract 2, in said Township, as shown in the recorded Plat of said Allotment in Volume 12, of Maps, Pages 2 and 3, of Summit County Records. Said Sublot has a frontage of 70 feet on Riverside Drive.
Situated in the City of Akron, formerly Portage Township, County of Summit and State of Ohio, and known as being a part of Lot 172 in Lucy E. Brodbeck's Riverside Park Allotment of part of Lot 5, in Tract 3, and a part of Tract 2, in said Township, as shown in the recorded Plat of said allotment, in Plat Book 12, Pages 2 and 3, of Summit County Records. Said premises being further bounded and described as follows:
Beginning at the Southeast corner of said Lot 172, thence Northwesterly along the South line of said Lot No. 172 a distance of 150 feet to the Southwest corner of said lot; thence Northeasterly along the Westerly line of said lot a distance of 7 feet, 4 inches to a point; thence Southeasterly 150 feet to a point in the East line of said Lot 172, which said point is 23 feet, 4 inches Northerly from the Southeast corner of said Lot 172; thence Southerly along the East line of said lot a distance of 23 feet, 4 inches to the place of beginning.
Deed Reference Number: Dated October 29, 1999, filed November 1, 1999, recorded as Instrument Number 54358807, Summit County, Ohio records.
Property located at: 1172 Riverside Drive, Akron, OH 44310.
Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 9th day of May, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
