By virtue of an Order of Sale No. CV2023 10 3959 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 14TH DAY
OF JUNE, A.D., 2024
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:
68-18017, 68-18018, 68-18019 & 68-18020
The following lands and property, together with all improvements located thereon, lying in Akron, Summit County, Ohio, to wit:
Known a being Lots No. 76, 77, 78 and 79 in the Bestview Allotment as surveyed and numbered by E. T. Gillen and Co., Engineers for the William Penn Realty Company, the plat of which is recorded in Plat Book 20, Pages 78 and 79 of Summit County Records of Plats.
Excepting therefrom that property conveyed to the City of Akron in Volume 5770, Page 735, described as follows:
Situated in the City of Akron, County of Summit and State of Ohio, and known as being a part of Lots 77, 78 and 79 of the Bestview Allotment, as recorded in Plat Book 20, Pages 78 and 79 of the Summit County Records and more fully described as follows:
Beginning at a point on the Southeasterly corner of Lot 79 of the aforementioned allotment; thence S. 85 deg. 26 min. 38 sec. W., along the existing North line of Courtland Avenue, a distance of 27.08 feet to the true place of beginning for the parcel herein described; thence continuing S. 85 deg. 25 min. 36 sec. W., along said existing North line of Courtland Avenue, a distance of 122.16 feet to a point; thence in a Northwesterly direction along the arc of a circle curving to the right (central angle - 41 deg. 21 min. 28 sec., radius 10.02 feet, tangent - 3.78 feet, chord - 7.08 feet, and whose chord bearing is N. 73 deg. 52 min. 38 sec. W.) 7.24 feet to a point; thence N. 85 deg. 25 min. 38 sec. E., along the proposed North line of Courtland Avenue, a distance of 88.55 feet to a point; thence continuing in Northeasterly direction along the arc of circle curving to the right (central angle - 7 deg. 06 min. 40 sec., radius - 325.00 feet, tangent - 20.19 feet, chord - 40.31 feet, and whose chord bearing is N. 88 deg. 59 min. 58 sec. E.), 40.34 feet to the true place of beginning and containing about 283 square feet (0.00650 acres) of land as based on a survey made by Nicholas A. Spagnuolo, Registered Surveyor No. 5304.
This being the same property conveyed to Cedric Tucker, dated 08/01/1985 and recorded 08/24/1988 in Book 99, Page 192, in the Summit County Recorder's Office.

Property located at: 925 Courtland Avenue, Akron, OH 44320.
Property appraised at: One Hundred Forty-four Thousand Dollars ($144,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of June, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
