By virtue of an Order of Sale No. CV2023 03 0802to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:

And known as being parts of Lot Numbers 99, 98 and 97 of the Underwood Park Allotment as recorded in Plat Book 23, Page 16 of the Summit County Record of Plats and more fully described as follows:

Beginning at an iron pin which is 100 feet South 16 deg. 30' West from the Northeast corner of Lot No. 100 of said Underwood Park Allotment, said point being in the East line of Lot No. 98 and being the true place of beginning; thence continuing South 16 deg. 30' West, 50 feet along the East line of Lot No. 98 and 97 to an iron pin; thence North 73 deg. 30' West parallel with the North line of Lot No. 100, a distance of 108.88 feet to a point in a curve of the East line of Underwood Street also in the West line of Lot No. 98; thence along a curve 22.14 feet arc length bearing to the left, the central angle of which is 9 deg. 54', radius 128.16 feet, the chord distance of 22.12', the chord bearing North 8 deg. 32' to a point in the West line of Lot No. 98; thence along a curve 31.81 feet arc length, bearing to the right, the central angle of which is 23 deg. 19', radius 78.16 feet, the chord distance of 31.44 feet, the chord bearing North 1 deg. 49 1/2' West to a point in the West line of Lot No. 99; thence South 73 deg. 30" East, a distance of 129.94 feet to an iron pin and the true place of beginning.

Property appraised at: One Hundred Forty-seven Thousand Dollars ($147,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 19th day of April, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
